HTG Consultants is recognized as a specialist in the valuation and analysis of senior housing and healthcare properties. For many clients, we have successfully leveraged this experience to provide additional consulting services. This often entails developing specialized, goal-oriented analyses that evaluate specific operational characteristics, market trends and related factors.

 

Among the variety of organizations for which we have provided specialized consulting are the Department of Military and Veterans Affairs, the Jewish Federation of St. Louis, Emeritus Senior Living and Kennedy Health System. The following is a representative sampling of client-directed consulting assignments we have undertaken since our formation:

 

Consultant Report:

HTG Consultants has prepared a number of consultant reports, which are typically required when a senior care provider has not met certain loan covenants or agreements. In doing so, our firm has examined the facility’s operations and provided recommendations to enable the organization to adequately satisfy the terms of their financing. This often involves continuing care retirement communities, but can also encompass smaller, freestanding healthcare providers.

Operational Assessments:

Our firm has undertaken operational assessments on a variety of facility types, and for various organizations. The objective is often to assist management in evaluating operational challenges – or perceived deficiencies – impacting their facility or organization, and to identify solutions for improving their operational efficiency, market positioning and financial performance. Such assessments have involved nursing facilities and assisted living operations.

Management Reports:

Our firm has been engaged to identify strategic alternatives for a specific facility, which is often related to the renovation or re-positioning of a property experiencing difficulties in the marketplace. In these cases, HTG Consultants is capable of evaluating the competing services being offered in the market, while providing tangible alternatives for the client to consider incorporating into their own situation.

Student Housing:

HTG Consultants has developed customized, market-specific demand analyses used to evaluate proposed student housing projects. These studies have analyzed the need for additional housing to support growing universities, and include insight on appropriate rent levels, desirable amenities and likely utilization.
